Hello all.

I’m in the process of selling my condo FSBO. A friend of the family is interested in buying it and I’m thrilled to sell it to her. My condo isn’t on the market yet so I’m so happy to have someone interested before it’s even for sale.

What will the process be if I’m doing FSBO w/ someone who doesn’t have a realtor? I’ve heard that we’ll just have to go to the title company but what all is involved with this process? Do we still need inspections?

HI,

Congratulations!!!

That's great that you're able to sell your home completely FSBO.

The title company will walk you through all the paperwork so that part is taken care of.

I would highly recommend you get all the inspections since this is still a business transaction.
There's nothing worse than the buyer, albeit a friend, finding out later on that something very expensive is wrong with your home after the purchase. Something that you may not even know about.

Get those inspections so everything is clear and above board.

Thanks for your response. I think I'll go ahead and do the inspection (at my expense) so everything will be on the up and up. I'd feel horrible if something were to go wrong after she buys the place. I'm giving her a pretty good deal on it and I feel really good about it. Lets hope that everything goes though!

We contacted a title company, procured the correct Real Estate Transaction forms (standard in Colorado) and we completed them, sat with our buyers and discussed/signed.
