I'm a realtor here in Arizona, but I think our contracts/transaction process is similar. One of the best ways to find out exactly what you'll need is to call the escrow company you'll be using. Most escrow agents are very helpful. Generally speaking all you need to open escrow is the signed contract and the buyer's earnest money deposit. There will be other items needed per the terms of the contract later on (such as loan payoff for the seller, new loan info from the buyer, inspection reports, etc) but the title company should let you know as the escrow period progresses. I don't think anything, you can work off of escrow instructions in most states.
