I have sold property FSBO in the past. We have a wonderful FSBO print publication here in Vermont (Picket Fence) that I listed it in but other than that there was no sign out even. What I attribute to its success was the staging I did of the home. It was clean, spotless in fact. There are plenty of books on staging your real estate. When they say neutral colors that's what they mean. Why buy a property that you have to paint when you can buy one that is already painted. In this buyers market the buyers can afford to be choosy. My condo sold so fast I had no where to live until a friend offered me a place.
Now I am once again selling property FSBO. I've been fortunate to have the area where my house sits to have been rezoned heavy commercial. Not so great for living but fabulous frontage for a business. Because I wanted to sell it commercial I wasted last year listed with a commercial realtor. I guess I thought it would be different. What was different was that the agency put no effort into marketing the place and I had no showings. This year I am FSBO and marketing it myself. This year it WILL sell, of that I have no doubt. And when commercial property is valued more for the lot than for the building that rests on it staging does not play as important a role. You might say I've spent the last 8 years staging since I've surrounded the place with perennial gardens.
That's my experience. In a nutshell -- 1. Staging, 2. Advertise the heck out of it, and 3. Have patience!
