what if you pay the upfront costs and your house doesn't sell??

MLS is a very powerful tool for selling your home. I would not over look it.

We listed our home in February with Owners.com. Then, a month later, we used the flat fee MLS through owners.com and immediately saw results. Our house was under contract in 3 weeks and we closed last Friday.
Here are some tips I believe really helped us move through this process faster.
- Pack up anything you can that is not being used and can be stored until the next move. We cleared counters, cabinets, dressers, and left only a few select pics on the wall.
- Add a fresh coat of paint. It's a very inexpensive way to freshen up your home. Neutral colors attract the most people (no matter how many tell you they love that color green!)
-Take pictures that are clear, bright, and show the best angle of each room. It may cost a few xtra dollars to add them to your listing, but it is definitely worth every penny.
-Of course, price is always important. Make sure you are listed in a competitive price range.
