I'm going on the assumption that the home is already clean and fresh looking.

If so, I would consider staging the home. That is adding some furniture so it looks like a home - a place people want to move into rather than an empty house which can appear cold.

There are professional companies that stage homes which you might want to check out, or look into a furniture rental company.

By having a lived in look, you may sell your home faster and get a higher price.

PS. I forgot to mention that having furniture in a room will actually make it look larger than a room without furniture. It gives the room some scale.

Hi Linda, I would "ditto" exactly what FSBO guru said. I am a Realtor in Florida and just simple things can make a huge difference! Try to keep it as fresh smelling and clean as you can. A house that is shut up with the air/heat turned down will cause funny odors and you would be amazed at how people react to smell. Myself while viewing homes I have walked out because of strong odors, especially the smell of dog! Phew there is nothing worse.I love those glade scented cones, the gel type ones. They are less than a dollar at wally world and I put them everywhere, closets, baths & kitchen. Anyone who comes in comments on the fresh smell, or say mmmm what is that smell? If you have nice counter space you could set up a couple of plates with pretty cloth napkins, silver ware, water and wine glasses. And a quality flower arrangement on a small corner table or an area you want to give emphasis too. Hope that helps!

We have moved out of our home and now it is totally empty. Is this a big negative? Should we go to the expense of renting furniture until home sells?

The number one rule that you want to remember in showing your home is that you want to show it at its best. A nicely furnished/decorated home feels warm, inviting, and lived in. An empty home on the other hand feels cold, uninviting, and doesn't feel "homey". I would repeat what others have said and have the home staged. If you can take some time and look at the other homes that are avaiable in your ares (your competition), and see how they show. If possible you want to show just a little bit better than they do.

PLANTS! Some potted plants at the front door give a warm, welcoming feeling. Especially important in a home that isn't occupied.
Even the welcome mat says something. An old, tired one isn't sending the right message.

I think it is worth the money to stage it. There are plenty of companies that would rent your furniture.
