We have taken several pictures. We described it as well as we can. We priced it in comparision to the market around here. We've had 85 viewing on our listing since Friday, March2, but not one single email or call. We know it is too soon to expect much interest, but is there anything else we can do to make our listing more appealing? Thanks for your help!!

HI Marty and Marsha,

I just checked your listing and you've done all the right things.
We're in the midst of a buyers' market which means there are more homes for sale than there are buyers.
So the key thing to do is to be patient. The national average for selling a home is 63 days.

Most homebuyers (80%) begin their search online so you're in the right place and you've gotten hits. What we've learned is buyers take a couple weeks doing research and then contact the home seller. Since you just listed your home on Friday, give it some time.

You may want to take out a classified ad next weekend and simply refer buyers to your telephone number and website link which will also reduce the cost of the ad. Many buyers still start with classified ads.

Best wishes,

Thank you. We'll try the classifieds soon. The market is just starting to warm up here.

FSBO GURU,
Please look at my ad . I have been on the market for more than 30 days on Owners.com and other FSBO Sites Also, i have purchased your advertised MLS and Realtor .com for over two weeks. In all my open houses it has produced two lookers and 5 real estate agents? I am having a home buillt and it will be ready in late July or early August. What do you suggest ? I am about ready to hire a real estate agent in hopes that that will help? Please response ,or email me.

Regards,

HI Angelo,

I'd love to take a look at your house and see what advice I can give.
I need your listing ID or the email address you gave us when you listed.
The email you gave me doesn't work in our system.

Thanks.

If you have a home that is going to be built this summer, you need to sell fast. I would have suggested to wait until your home was under contract until you started to build a home. I know I know. Then you'd close on your home and have nowhere to move in, right? You could get temporary housing which is inconvenient. But what's more inconvenient, temporary housing or paying two mortgages? I suggest you list your home like yesterday. Don't waste too much time trying to sell FSBO. It could cost you way more money if you have to pay two mortgages. Think about that. I wish you the best of luck.

Hi, in todays market price and location are the main factors. Start with a low price to get offers and then choose the most qualified. If you start high you may not even receive any offers.

I am a California based real estate consultant but have lived 20 years in Spain and can help you with any real estate transaction there. They do not use escrow but rather "notarios".

Listed on owners.com first part of May.  Purchased a flat fee listing middle of June.  Had a signed purchase agreement with a deposit first part of October.

Be patient and vigilant in your networking with friends, collegues, and real estate agents.

Things are just taking a little longer in this market to sell. I would not get discouraged.
