How do you price a home when comparables aren't available? The location is in a Montana recreational area with about 200 full-time residents within 30 sq. mi. People live in everything from off-the-grid Yurts to million dollar homes and no two properties are alike. The last appraisal done (before many upgrades) had to use riverfront properties similar to ours located more than 20 mi. away and on a different river. A local realtor said our price was too high but some mortgage-industry people from another state said the price was too low. Any advice?
