| Hi- your home is very nice. The pictures show off the hardwoods, trim. Do you have an outside seating area you could photo? Also the 1st thing and the only thing that stuck out to me as a slight red flag was the 'Jewel' in the neighborhood. Might want to say jewel of a home in a gorgeous neighborhood. The current wording made me think that your home is very nice amoungst other not so nice homes, especially for someone not familiar with the area. I don't recall but in case omitted, I would make sure specifics like room sizes, taxes, even average monthly utility costs are mentioned. These are thing that atleast I look for when determining if a home is visually as well as cost wise appealing to me. Perhaps ad some local links for schools/parks/any specialty attractions offered in your area from farmers markets to theme parks. Best of luck.

| I would remove the picture Foyer/View into Living Room. It is a stange view. The dark upper walls in the Dining Room are a real turn off at least in the picture. Change the color to a lighter choice or add some light colored paintings on the wall to tone it down. There are some intense colors in a couple of the bedrooms but I would start with the dining room.

It looks like you have a very nice home. In my experience as a Realtor working with buyers, they want to be able to move in and not have to lift a finger. By viewing your pictures, I assume you have little girl(s). I would recommend painting the pink walls to a neutral color and change the pink curtains ect. Remember when you are trying to sell your home you want to appeal to as many people as possible and the way you have your extra bedrooms painted and the color of the window treatments may only appeal to families with little girls.
I tend to like your dining with the dark brown. I do think that room looks a little naked though. Perhaps a pot of flowers on the table and some neutral artwork on the walls.

| Hi BarbieG, I suppose I'll preface this by saying I am by no means an expert on this, but just a few observations. First, the positives. There are many. Your house looks gorgeous. I could really "feel" the house. Good times with families, kids, parties, cocktail hours and more. You did a good job of staging. The majority of your pictures capture good angles of your house's finest features. Your hardwood floors are beautiful and that should be a major selling feature for you. Also, your written description to me is perfect. You highlight your upgrades, again, do a good job of painting a picture of the home and getting the buyer to see themselves in there. I did not actually view the redirect to google, but that is a great idea too. And, I looked at that property tax rate- WOW! So jealous! You should advertise this to people in Ohio . . . at a property valued much much less than yours we probably pay quadruple the taxes. Second, some suggestions for change. I thought there were too many pictures. Some of the pictures to me did not enhance the view of the home- like the hallway shot, the shot of the bathroom mirror . . . Your statement of viewing times sounded a bit desparate. You can condense to say, flexible viewing times to meet the needs of the future owner of this home or something like that. You are anxious to sell but don't want to sound too desparate or needy. In a couple of the kids areas, I could see their names and a picture of the baby. I recommend taking out all personal objects like that because it's a distraction. I'm guessing your house is priced right for your area . . . other than that, good luck. In Cleveland, Ohio it is a rough market. We got one visitor at our open house on sunday and we got the prize for getting that one- the others, realtors and FSBOs, got none. And now, for the statement on desparation . . . tell everyone that you know that your house is up for sale, and act like this is the best thing since apple pie. When you go to the grocery store, the library, PTA meetings, the groomers, hair dressers, whatever . . . casually slip it into conversation. If on the MLS, you may have to increase the realtor commission. In your ads, mention the first time home buyer incentive, and give demonstrations of financing. Pick up the best real estate brochure in the hood and then replicate it for your home. Offer some creative incentives that no one else in the neighborhood is doing. For instance, we are selling ours and offering cash to the person who refers the future owner. For the buyer, we are offering to pay the HOA fee or install new kitchen flooring. And, if there are new construction homes or other realtor open houses, go to those. See how they sell. See what they do good, bad or otherwise. GOOD LUCK!
