This is the first time I have sold a home and I am in need of honest opinions of my listing.  Any advice you can offer will be greatly appreciated.  Thanks in advance!

Your home exterior is beautiful, interior lacks clutter and color tones/style neutral which are all things I think are great when I view a listing. What I would do, however, is re-take the various kitchen photos as they're dark. The cabinetry&hardware are hard to see( particularly the work area in the kitchen). May need to open the blinds to spill light into that area just for that photo. Would also add a big glass bowl + colorful fruits, or flowers, tall orchid, something in the center of the table. As for the front shot, maybe 2 big red flowered potted plants flanking the entrance. Add some real and even fake geraniums(if dryness is an issue) so you have constant color waving your drive bys in. I always find a mounted America Flag inviting. Would also highlight the back patio, some potted plants and/or dress the table for a nice outdoor dinner, great space for kids but when they go to bed make the viewer imagine relaxing with a glass on the patio. You could temporarily remove the dresser&TV/antenna from the master BR, make the room look larger, just while u take the picture. As for your description, maybe elaborate or expand upon the wording, beautiful home is good but perhaps 'storybook brick front home situated on lush grounds...'. Just suggestions, could be some people don't want the bells&whistles in the type, but these are things that get my attention when looking at listings. I want to see the pictures then see if the home holds up in person. Either case, with the listing asis, I would absolutely come see it were it in my desired county in NJ. Best of luck.

You really need to include sq ft. You dont know if you are getting a good price if you dont know what the sq ft are.

I would suggest a bigger writeup.  It is a lovely house - tell us what is special about it iand the neighborhold n the writeup.

Hi!  First, good luck with selling your home.  Looks like you have a very attractive place so someone will be very lucky.

 

And capitalizing on that . . . I can see various features of your home are gorgeous.  Looks spic and span, modern design, etc.  But I don't think your pictures do it justice.  It can be hard to take pictures- try to reshoot some of them for better framing.  Or, hire a college kid to take them.  Also, from the outside, it looks like you shot in cloudy weather. Try a reshoot when it is sunny. And your picture order- I would not put the play toys first. Unless every person around you has a kid, that is not a perk.  Feature the kitchen first.

A bit more description I thought was needed.  You want people think, wow! Gotta check that out.  Kind of like if someone were to tell you to check out a restaurant.  If they said, tomatoes on bread, how appealing does that sound? Or if they said, succulent roasted cherry tomatoes on a grilled italian flatbread topped with fresh basil and mozzerella.  You are high end, so communicate that to the future owner of your home.
