Even if your home has work or age, make your home appear turn key ready.
So when they come in they feel, well we know we have to do this, but we can do it down the road.
Keep it neat, make the outside inviting. If they feel you have down some work to maintain the property they will feel more secure that they are moving into a good home.
Also give it homey touches, I have cooked hams, turkeys, I use my bread oven during open houses or baked ginger bread cookies.
Be honest and upfront from the beginning, if they dont know about a potential issue, it may very well come up at some point during the sale. Almost all homes have issues, most buyers realize that.
Advertize and word of mouth works, you dont need an MLS listing to sell a house.

We did have some real estate experience in the 1980's as realtors which helped.
I educated myself on the current market and competition and stayed on top of other listings in the area and their prices and which homes sold and for at what price. We visited other open houses in our area for comparison. So when it came down to what price to list at I had a good idea based on our situation what we should sale for.
The real success was getting the house ready before going on the market. Get rid of the clutter, paint inside with neutral colors. Invest some monies for necessary repairs and/or upgrades such as carpet, light fixtures, door knobs, kitchen countertops and sink, ceiling fans. I kept the lawn mowed and landscaping sharp with flowers in bloom. Keep a clean house that shows well.
We invested time and about $4k to get the house ready and in my opinion it made all the difference.

We spent about two weeks prior to listing the house staging it, doing everything from putting 20% of our belongings in a storage unit to paint touch ups to yard work. Our house showed very well, as a result, since it was spotless, not cluttered at all and well lit. I really think staging the house so it feels lived in but roomy is absolutely critical.

We are investor/ remodelers of 15 years. We always remodel & update all infrastructure, including foundation, roof, CH/CA, electrical & plumbing. We update kitchens, baths, & add amenities that appeal to buyers looking in older, established areas.
We make our houses move-in ready & price according to neighborhood comps for SOLD houses, not pie in the sky figures. We welcome realtors with a 3% commission.
We love the exposure you give us & usually sell our houses in the first 30 days.
It is not EASY to make money doing this & many are unrealistic about the profit margin. Our approach is long term, not get rich quick.
It helps if buyers come to us with some awareness of what they can afford after talking with a lender. This way they are ready to act when they find a house that suits their needs.
