I eventually listed my home with a full-service broker-- one who was willing to allow me to continue to market the house, while he also marketed it. He offered a discounted commission (2 points lower than standard commissions for our area), if he were to sell the house. If I sold it-- we owed him nothing.
He sold the house on the first day of MLS listing and showings. He did a complete marketing job: MLS, virtual tour, open houses, etc. And he continued to market it, after the accepted offer, until the buyer had a true mortgage commitment.
The total commission was actually 3.95%, (2.05% below the typical 6% full-service commission). 2.25% went to the buying broker. Only 1.7% to the listing broker (Which I found very interesting. I imagine it's probably due to the fact that cooperating brokers, might not 'cooperate' below 2.25%.)
