Next time I would pay a flat rate fee to have our home listed on the MLS as soon as the for sale sign goes up. I think we would have sold our home in less than two weeks if we had put it on the MLS to begin with. First weekend on the MLS did it!

I would get an MLS listing immediately. The slowed-down market makes an MLS listing a necessity. In the super-heated market of one or two years ago, it would not have been necessary, but in today's market it is a necessity.

Promote open houses with more local signage, in addition to the newspaper and on-line ads.

Put signs on nearby streets and at intersections.
