I have had my house for sale for about 4 weeks on owners.com and had a sign in the yard for about 2 weeks before that. I did my own comparible market analysis. I searched the mls for specifications close to mine in my neighbor hood then searched all homes in my neighborhood to get price per square footage and took a middle number that is how I got my price. I had a realtor call me and ask to tour my home incase he had anyone that might be interested, so I asked him for a cma. When he returned he had copies of about 10 homes he thought were comparible, all were anywhere from 10-20k less than what I was asking but all had less bedrooms, less square footage, less updates, etc. In my opinion none were comparible, but then he got out his laptop and said there were 28 other homes that came up, he quickly went through them and I saw plenty that were more comparible for around the same price, some were priced more. I felt as though he didn't want to show me those homes, he thought I should lower my price according to the 10 uncomparible homes. I felt like he was showing me what he wanted me to see so I would lower my price and he could make a quick buck! I want to make sure my home is priced right, but I am not in a hurry to sell so I don't want to price it lower just to sell quickly. I haven't had very many showings (2) but I have had a lot of calls. Maybe I am not priced right, but Im a little sketchy of asking anyone else for a cma! Any suggestions? I was thinking about advertising on the mls, has anyone had luck with that?

Hi Jaclyn,

If you're going to get a CMA, it's always best to get three and take the middle one. Usually one agent will price your home high to get your business and another agent will price your home low. The most accurate price is the one in the middle.

Using square footage can be misleading because it doesn't take into account the location which is very important and amenities such as wood floor compared with linoleum floor etc. A good real estate agent will take that into consideration and also knows the homes that have sold recently.

I would check your neighborhood for the homes that have sold recently and have those agents do your CMA. You're know they're successful and they definitely know your neighborhood. I would wait to put your home on the MLS until you've sorted out the pricing.

I know Minnesota winters last a long time, but if the snow has melted and flowers are starting to come up, you may want to put up a new photo on your listing to make your home more inviting. It's free to change photos.

Hi,
I don't know if you have sold yet, but listing it on the mls is the best way to go if your selling it by yourself and without a real estate agent. There are many companies that will do it for a fee. Don't be fooled and make sure you shop around. I just posted my house on the MLS for $99 for 6 months. Many agencies are asking $299 and up. It is by far the best exposure, just be prepared to pay that 2-3% commission if an agent brings you a seller

Thanks for your post. We are ready to list on the MLS but the prices are much higher than the $99 you paid. What company are you using?
