We have looked into going with a realtor, but the way they try to get our business is so negative. They say they want to list our house, but talk like it will be impossible to sell. Why would we list then?
Why do they assume you know nothing about the real estate market? We have researched everything. It is just a little frustrating. I guess we just have to keep thinking....our buyer will come along sometime. Just hope it is soon.

I don't know why an agent would be so negative unless he's trying to cover himself in case he has difficulty selling your home. Of course, you want a POSITIVE agent.
I believe you listed your home with us on March 2 so you've had it for sale a little over a month and I know you've been pretty impatient about selling it. The agent may have picked that up. And, in today's market, one has to be PATIENT. The average time to sell a home is 63 days.
That said, I would contact agents who have sold homes in your neighborhood. They've obviously had success with similar homes like yours and certainly know your area.
You have a nice home and unless there's something like a nuclear waste dump nearby, you should have no trouble selling it.

Yes, it's been listed for a month and a half. And we are impatient, I'm afraid. We have a deadline for selling our home, closing and moving to the other town. School starts around the first of August. Logically, the latest we could accept a contract would be the end of June, if we could close in 30 days.
We are contacting the realtor who sold all the houses in our neighborhood. A little bit of positive feedback never hurts. The negative turns people away.

where are you located?
you have to realize a few things.
buyers bank on your self-imposed deadlines, for instance, "having to sell".
the last thing you really should do is place a deadline on yourself. however, life happens and i'm not saying that it is always unavoidable. that being said, lets say it is inevitable and you find yourself, as you have, with "having to sell" by the end of june.
using an agent should help you. however, most sellers don't look at the market the same way real estate agents do. agents are business people. owners/sellers are emotional (and rightfully so) beings trying to live their lives and GET TOP DOLLAR for their wonderful home that they "love so much". owners/sellers are emotionally attached to the deal. agents are not.
a GOOD agent will never ever put a house on the market and "hope" people come to see it. a GOOD agent will never ever rely on hunches about the market.
a GOOD agent knows the market and the business of real estate, period. they DRIVE traffic to your home. they list it for a price that will SELL IT. for instance, i will NOT take listings knowing the property is ridiculously overpriced. there are MANY agents out there that will, either knowingly or unknowingly.
MARKETING is a key principle in any business. it's a proven fact that strategic marketing for any product can drive sales up. with real estate, it's no different.
as a real estate agent - and i'm a new agent - i've taken my background in business and brought it to real estate agency. it consists of CONTROL. as a business owner, the most important part for me and my business was to know that i was in CONTROL of my business. period. the more control i have over my transactions, the better i will be at plotting out a plan of ACTION.
SOOOOOOOOO MANY real estate agents do not have this quality. they're like owners, HOPING for this or that. in this market, you better have a GOOD agent, or your house will not sell by JUNE...2008!

What you are running into are agents trying to settle your expectations. I am not defending these agents but, So many times we run into seller who think when they list thier home that this miraculous light from heaven is going to come on and shine on your home. They think people will just start flocking to the home and lining up to make offers. I understand you have done your research on the market conditions but 99% of sellers don't understand market conditions. They don't understand market price either. Many times they are thinking their home is worth a lot more thani it really is. So while being negative is not the way to handle the situation just keep in mond what they are doing when they tell you it is going to be hard to sell. It is probably just to lower your expectaions of what will happen when you do list.
Keep talking with agents. You will find one that sheds a positive light on your home and has some unique ways to market those homes.

You may be finding agents who want you to have realistic expectations, and price your home according to what the market will bear.
I sometimes find seller who want me to sell their 200 thousand dollar home for 500 thousand..and by yesterday. So I try to be sure my sellers have reasonable expectations from the get go. I've ben lucky--my listings are doing well, with a shorter than usual listing time. I think this is because I have the conversation early on about being realistic. I'd rather under-promise and over-deliver.
