My townhome has been listed with FSBO since 3/18/07 and I have had 4 inquiries (2 email) and 1 showing The other (a neighbor) came to my open house.
I have also listed my home on MLS (4/6/07 with a 2% commission to buyer's agent. I have had 2 showings to date.
My price may be a bit high because I have completely remodeled it and the property is truly turn-key. I got broker estimate between $460,000 - $470,000 in November 2006. There are currently two other townhomes listed here for the same price as mine, they are larger units but have the same amount of bedrooms. The question is should I list my rock bottom price on FSBO first and see if I get more response? Can I have a different price on MLS to accommodate realtor's commission?
Please advise.

| Sounds to me that the price of your townhome is too high. The commission rate is good. Try lowering your price a little.

Hi Sharon,
You don't want to have two separate prices. That's way too confusing. If someone comes to you through FSBO you can simply negotiate a lower price. And the fact is that even if you're selling FSBO, most of those buyers will have an agent in tow anyway so you're going to have to pay a commission.
That's great you've done a lot of work on your home and it's turnkey ready. That's what buyers are looking for today. But you do have competition in those other townhomes and if the price is the same but they are larger, they're going to go first. I would price your home a bit lower than those to attract attention and get the sale quicker.
