[[size=3][/size][/b]We have had our home (a combination restored older home and 4 apartments on a huge lot) listed with Owners.com for over 8 months now with only one response. Six months ago, we listed with a local broker who does not use the MLS system. We live in a small rural town where none of the 2 brokers use the system. While listed with the local broker, we had some very minor interest but the price of the house and the apartments is apparently more than the local market can afford. The local brokers use a magazine to place their listings which is distributed in a 3-4 county area. This did not bring any results.

We are considereing using the MLS program that Owners.com offers but we understand the listing will be put with a local broker. If that is the case, we are wasting our time as neither use that system. Should we still consider the MLS even though the listing agent may not be local?

When we sold other homes in different areas of the country, we used brokers who used the MLS system and we had good results. We would like to try the program but are a little hesitant.

What do you think?

HI Richard and Dot,

I would certainly give our MLS program a shot. You obviously haven't gotten anywhere with the local brokers who haven't listed your home on the MLS.

The advantage of the MLS is that it reaches many more buyers and it also puts you on Realtor.com which is the largest real estate website in the country. This way you're getting exposure to out of state people who might be interested in your property.

The company we work with will tell you if there are no agents available to put your home on the MLS so you won't be wasting your money. I would certainly try it. You have nothing to lose. The link is at the top of this page - "Flat Fee MLS".

Its very hard to find a good local broker in a rural area. There are not to many to choose from this is one problem. So basic supply and demand says that your not going to get as good as a deal as oppossed to finding a flat fee broker in a city.

I would use a direct broker try to find someone direct.

In a rural town it might be hard, so go with whoever can find you someone local.

If owners.com has someone for you use them why pay all the $$$$$$$ isnt that what its all about?
