We sold our home last weekend. Buyer waived the home inspection and is paying closing costs. The biggest thing thast contributed to our success was the fact our neighborhood is in high demand. Its not ritzy by any means, but it is quiet, has a good school and holds it resale value.
One thing we learned....
Get comparables done by a realtor. Starting out we priced our home a couple grand to high. I think we would have sold within the first 2 weeks had we started with the price we ended up dropping to. Get a house selling book, we used house selling for dummies, if you are unfamilar with the process. Its handy to have and will answer most quick questions you may have.

My advice would be to make sure your house is SPOTLESS and go through each room and try to see it as a buyer would.
WE SPENT 2 WEEKS CLEANING AND TOUCHING UP EVERYWHERE; THE YARD (for curb appeal), fresh paint where needed, light fixtures, straightened closets, removed excess 'stuff' and generally tried to make the house look airy and uncluttered and de-personalized (put away photos, took extra items out of closets so they looked bigger, etc).
We put the ad in the paper on 4/28 & 4/29 and sold it on May 5.

| We had our home in Owners.com for only a few days and we had a buyer. I've never seen anything like it! We closed on May 17 and we are in our new house now. People do go to this site if they are serious buyers. Our buyers were pre-approved so it made the sale much easier. The important thing to do is to ask the prospective buyers what their needs are. Listen to them. We are all very happy with the results of our sale.
