I currently have a FSBO brand new duplex i built on owners. com # TTA1189 probably for 6 months unsold & at the same time was listed with a local realtor that I now have out of my way since they claim to have shown it 100X & never came up with 1 offer. I used this realtor again since he had previously sold one of my properties located in the inner city. When i asked him what the problem was he said it was not the price being high but that the market was sluggish and I had a different product meaning that it had 2 folio numbers and a townhome association, which allows the property to be sold separately & easier. Also when listed you lose control of what is going on since the realtor takes over and can tell you whatever they want.
I have previously sold FSBO properties and without exception the buyers were glad to be dealing directly with me and NOT paying a higher price to cover the commission, calls not returned and just the general BS the realtor gives you. If you insist on listing the property with a realtor there's really only 1 question to ask them: Do they have listed their own or relatives properties? If the answer is yes then run for cover because that means you are guaranteed your property will NOT sell first & probably not sell at all. Realtors most of the time do NOT have buyers but have to go thru the same hard work FSBO does in order to locate a qualified one.
