Each circumstance is every different, but we sold our first house in 6 months, but had a contingency contract in a just a couple. On this house we used a FSBO sign with flyers, and also advertised on a local real estate cable channel. The tv ad really brought a lot of people.
The second house we sold in just one day! We had just finished doing so upgrading on the house and put a FSBO sign in our yard with flyers and got 4 couples to visit. The last visitors put in a contract right away.
We are now trying to sale our 3rd house and things are much different, because we are in a subdivision that still has new houses selling with huge builder incentives. So we listed with a discount listing service and have gotten no real calls. We also have our house listed on multiple internet sites, but nothing. I guess this time it's going to be a waiting game.
I just wanted to share that I think flyers with pictures are very important to have with your for sale sign. This way people can get a feel for what the house looks like inside before actually viewing the house.
