I am not sure how to proceed. Here is my situation. COUPLE #1 saw my house one month ago. They went home, called me back and said they were going to do everything they could to buy my house. They got preapproved for the loan for my house, but had to apply for a downpayment grant as well. called after 2 weeks to say they were approved for grant as well, but paperwork is not in yet. Called at 3 weeks to say wife had been in hospital, grant papers were still not in. I have questioned the wife about the loan but, husband is the one going through loan process, and she does not have info..

COUPLE #2 saw house 2 1/2 weeks ago said house would be perfect for them. they are getting financing through mother in law and had to talk things over with her.

COUPLE #3 Called a week and a half ago to set up veiwing. We were leaving for trip. I told them to drive by and get flyer when it was convenient for them and they could see it any time after we arrived back home. They drove up and saw outside of house last weekend while we were on vacation. I called the next day and husband said "we are still very interested"," I'm just waiting for my cousin to come up with his money" I told him that I was just calling to make sure he had been able to see it and to see if he wanted to set up a veiwing. I just wanted to make sure he had our number and info. He said no we have kept everything, but did not ask to see the house!

We have called Couple #1 4 times so far and they always say YES they want the house, but the papers are not available yet. I have given them the number to our settlement office and told them that she can help them through this process, but they have not called her yet. I called them when I was drawing up the contract to make sure they were aware that there would be earnest money due when (and if) they put a contract on the house. Everytime I call I get the impression that they beleive they are buying my house.

I just called Couple #3 yesterday and he sounds interested( I guess).

I have not called Couple #2 back yet. I should.

How do I make people understand that if they want my house they need to put a contract on it. I have told each caller that that would be the next step if they were interested, but I am getting nowhere.

Should I say that someone else is interested in the house when I talk to these people?

Is this what it is like? Do people walk through the house tell you that they love it and then just disappear?

Why is everyone getting money from someone else!!! #1 from grant. #2 from Mother in law, #3 from Cousin!

Has anyone else had this happen???

What you are going through is common in the home selling market. Every weekend i have or host open houses and there is always people who show interest ,state they will place an offer and never follow through. Remember this phrase - buyers are liars - dont be distressed by that fact. I do believe you can create urgency by telling each party there is other interest and you wanted to give them a chance to place an offer as well. If they are serious they will contact you if not stop wasting time they most likely wont be placing an offer.
