Although you cannot pay a buyer a commission as a FSBO you can (seller) pay for closing costs which can save the buyer out of pocket expenses in lieu of paying a commission. With this tactic and pricing your home for less can attract all kinds of buyers.

The negotiations were through a realtor. It was quick and no back and forth. I have worked with this realtor in the past and told him the bottom line and that is what was offered. Asking price through the realtor was $209,500 and I accepted $199,000.

In today's market if you get a strong buyer do not play with it because if you loose that buyer you may not get another chance. I made that mistake once and I still have that house 3 months later with no other offers.

We made the decision to put our home up for sale, really before we were ready. Our thoughts were this... Halliburton was rumored to be transferring 200 people to the plant that was 1 1/2 miles from our home. So rather than put it on the market with a realtor we decided to just put the sign up and then if something came of it, GREAT. The sign was actually up for approximately 3 months, but we were getting several calls a week about the price.

The only advertising we did was the sign in the front yard and the free on-line ad with Owners.com.

As with a Realtor we set the asking price a bit higher that we actually had to have. The first couple that set an appointment to see our home, seemed to really like it, but my guess is it was on the high side of what they could afford.

The second couple called to get info and we did not hear from them again for about 3 weeks. When they called the next time it was 8:00 in the evening and we were on our way home from an outing. They wanted to see it that night, because she was headed back to their home, which was about 3 1/2 hours away. So we let them see the house at 9:00 that night.

They loved it and they were pre-qualified. They put earnest money down within the week. We went to the Title Co. a week or so later and had the contract drawn up and we all signed. We could have closed in 3 weeks, however, we all agreed on 4 weeks. We were asking $152,000.00. We actually had one room that needed the carpet replaced as it had bleach stains from a child trying to clean up make-up spill.... long story, but we actually sold it for $147,000.00 with the carpet as it was.

Very smooth transaction.

1) We had an open house every Sunday from 1 till 4. We added an extra hour since most seemed to be 1 to 3pm. That last hour was always the busiest.

2) We always had fresh flowers throughout the house which made it look very nice.

3) What I believe finally closed the deal was suppling a mortgage officer's card that we had started to hand out to the potential buyers.

I think people buying direct from the owners are not sure of how the financing will work out. Once the fear of financing was overcome the deal was made.

I am a veteran FSBO and the secret to selling my homes has been to PRICE them SENSIBLY and to show them CLEAN and UN-CLUTTERED!!!

Ran an add in the local paper and started the wording of the add with the number 1 which put it at the front of the classified listing.

Had Open House whenever a realtor in the area was having one to use their advertising. Put out signs and balloons where needed.

Kept the info box full of flyers especially on Tuesday (when realtors do open house for realtors) and weekends.

Selling on your own takes PATIENCE!! They should NOT be anxious to reduce price often, not be tempted to JUMP on listing with the many many agents who will call, write, come over!!

They should know that they can NEGOTIATE a BUYER'S REALTOR'S commission!

Had all info regarding schools, Gas Company, Electric Company, taxes, and average utilities printed out and flyers placed on counters.
