I really think staging the house so it feels lived in but roomy is absolutely critical.
We spent about two weeks prior to listing the house staging it, doing everything from putting 20% of our belongings in a storage unit to paint touch ups to yard work. Our house showed very well, as a result, since it was spotless, not cluttered at all and well lit.

I'm sure flyers saved us many, many phone calls.
We included very comprehensive information in the flyer, too - price, square footage, eight photos, etc. - in order to avoid calls from people who were a poor match with the house.

I really think what helped here is not just the sign IN the yard, but directional signs pointing to the house, from the main road, then onto our road. We used 2 directional signs.
Flyers were VERY important. Have at least 50 of these onhand.
We sold our home in a week and a half.

Good clear photos on the flyers and Owners.com website with the website address on the flyers.
Be prepared for questions that will be asked by the buyer. Square footage, lot size, amounts of: average monthly utility bills, property taxes, insurance. How old is the roof, a/c system, etc.
How to word it if you have a bad (loud) neighbor.
If you have more than person interested in the house, it is always good to let them know, as it creates competition.
You can always tell a realtor (you will have many of them contact you) that their commission can be added on to the price of the house, instead of paying their 3% commission out of the proceeds of the sale of your house.

What really helped is word of mouth advertising to friends.
A friend of ours who knew that we were selling a house told us about someone else looking for a house our size. We spoke to them and the rest is history.

My biggest suggestion would be point out the flaws as well as the good in your home. Being honest lets the buyer know you are not trying to put one past him or her.
Make your improvements in line with the value of the home.
Be realistic as to what your home is worth and make someone a fair price.

Lots and lots of flyers out front for people to take, word of mouth and networking, and internet pages with pictures.

Expressive Copy
I used alot of expressive words to descibe the property. Making people image themselves sitting on your porch or hunting, for example, is fun. They have to be "put" there to want to come across the country to see it. Use your imagination but be honest doing it.
I've had friends say they wanted to buy the house after reading our info page.
De-Clutter and have an easier move
NO CLUTTER...we boxed everything early that wasn't nessessary and stored it in the garage. It made cleaning a breeze also. And I'd suggest that to anyone since it all has to go eventually anyway....moving was easier too.

To prepare for selling our home, we cleaned out closets and removed all unecessary furniture into stoarge. It is amazing what you don't really need. DE-CLUTTER and keep it SPOTLESS!!!!!!!!!!!
Next time I would pay a flat rate fee to have our home listed on the MLS as soon as the for sale sign goes up. I think we would have sold our home in less than two weeks if we had put it on the MLS to begin with. First weekend on the MLS did it!
It took just under two months to sell our home.
