What I'd do differently if there were to be a next time is to not be impatient.

I had a terrible time just waiting. (It took 10 months to sell the home)

MAKE CERTAIN THE ASKING PRICE IS REASONABLE FROM THE GET-GO.

I became a realtor the end of July and listed my home with my broker. I lowered my price at that time.

My ad did not refer to the site.

The next time I'll refer them to the site where much more information and photos can be viewed. I didn't think to use them in conjunction with one another.

that helps to refer to this site especially if you add pictures, we had 130 hits in 3 weeks. I think if you use the resources owners.com offer it makes it so much easier, while I dont think the online link necessarily sold the house, owners.com made it easier to finish it to the end.

I would set the correct price from the beginning, then you can decide to accept contingencies or not.

Probably sell as FSBO to begin with, without going thru a realty company.
Depends on your situation but you must have the time to take calls. Keep house ready to show.
It also would have been to our advantage to have posted our home about 3 months earlier at the beginning of spring because we missed the first wave of buyers just before the market became much softer as summer rolled in. But it was important to get the home in top market condition with painting, repairs and upgrades before placing on the market.

If the market was "hot" in my area, I would have allowed (buyers') realtors to show the home, as I did this time, but with the understanding that I was not going to pay more than 1.5 or 2 %.

I feel that buyers' agents complicated the selling of my home more than should have been allowed and that 3% was not earned on their part. It felt like giving them free money.
