Advertised sooner in some newspapers. I had a banker offer to get me mtg rates and pricing but didn't get it in time for the open house. Be better prepared for that side of it.

Put less money into improvements: New garage door, new vinyl overhang, and poured some extra concrete for parking

Price the house higher. We had 3 buyers in line if this one fell through.

We would definitely remain as FSBO, without using an agent. Bad experience using an agent and I don’t recommend it!

I listed the house in August and in the second week of Nov I listed it with a realtor because it wasn't getting any action. That only generated 2 showings. Then January 2, I got a call from a person that saw my home on owners.com. I had to tell her that I had listed it with a realtor and she had to work with him. She bought my home.

Long story short: It took 4 months to sell my house.
The realtor really never found anyone to buy my home or even showed it.
Had I not listed it with a realtor I would be $12,000 richer.
My advice, stick with owners.com.

Not setting the price too high if the house needs to be sold within a couple of months.

If I could do it all over again, I would not have waited till the market cooled down.
