We have two potential buyers with whom we have been dealing. In the past day, each of them has decided they would like to make an offer. We had already verbally come to an agreement on the asking price and terms with couple#1 and they are ready to sit down with us tomorrow and present their offer. Couple #2 had made a very early low-ball offer that we countered. Then, since neither of us was willing to budge, we left it on pleasant terms. However, now they're realizing they really want the house so they're asking what couple #1 offered so they'll know how much to make their new offer. We told them we don't have an offer in writing yet, but we disclosed the amount couple#1 offered. (Is this acceptable? We figured it would save everyone's time) Sounds like a seller's dream, but it's quite stressful and we don't want to lose both buyers.
Both couples are preapproved with 20% down and no contingencies. How do we tactfully deal with both buyers without offending either and still get the most for our home? Are there any legal issues to consider? What if couple#1 wants to sit down and watch us sign the paperwork right then? Should we just tell them that we need time to look everything over first?

Hey! i would side with the couple that you made a verbal agreement with. Alothough you might not get as much as the other couple offers, it just shows you have some class. You gave them your word on a price and should keep the agreement. To me it would seem morally right, but if you are in a need for more money then go with the top buyer, and expain to the other that you have financial problems and need the bigger offer. Im not an expert but i hope this helps if not good luck with it all let me know how it goes!!! P.S. are you owner financing ???? |
