How important is it to get an appraisal and  a pre inspection?

I just listed my fsbo on  7-5-07 and have had no inquires.

I got a market analysis about 12 months ago, from a reputible Realtor in the area, and am listing it for that price, plus I got two more just recently, and they are all in the same price range that mine is listed for, but just wondered if I should get an appraisal anyway... and possibly do a pre inspection.

Well, we have had our house listed here on Owner.com since November '06. many hits but not one call. Our house is priced well for our market, but now the marketr in our area is getting slow. One thing that we learned, most people seriously looking for a home are working with an agent....why not??.. it doesn't cost them anything and their agent does all the work. Most buyers don't want to deal with FSBO. We live in a small community of 14 homes and 2 of our neighbors have their homes listed with an agent and they are getting showing and we are not getting any. people just stop to get one of our fliers and keep on driving...

Owners.com is one of the sites I browse to find buy potentials. I'm a qualified buyer, and I don't need the service of an agent.

Sellers who are using real estate agents are having trouble selling too. If your house doesn't sell through FSBO, it has nothing to do with you or this site, it's totally because of market condition.

Overall, I feel this is a good site for FSBO to connect with buyers.

I've had my house listed here since Feb  during htat time i've also listed iwth a Realtor    Lots of views here and the  only calls were from Realtors wanting to list.

With Realtor it was showed 4 times in 3 mos but I believe only one showing was a serious buyer, I believe the tohers were just using the showing to make a point for another house.  They showed up at the door without appt and raced thru the house not oepening a cabinet and were out in 5 min.

Nevertheless, I'm thinking of relisting with another Company cause I really need to get out of here but still not willing to give it away.  I've talked to the agent and they have a team of sellers.  This was the owner of the company and htey have buyers agents on their team  so we'll see.

Sounds to me like your price is too high.

I will post a - hopefully brief - reply shortly regarding pricing your home and some things hardly any FSBOs consider and things they rarely do to be successful.

The Realtor pushed the price up to what the new ones are in this neighborhood, 149900

House is not quite 3 years old being built in Oct 2004  No kids, no smokers no pets.

I dropped it back down to 147800 and am thinking of advertising it with $2000 of closing costs.  Will that help?  We'd still come out more than with Realtor.

I live in the house and work from home so one bedroom has large computer desk and computer, tv and a twin bed because it's also where I sleep. 

I will add another picture of hte great room later  but the sun is too bright and kind of takes out everything.   owners.com/AWP0881

I think people do take websites seriously, millions of people start their home searches on the web now. You may want to try craigslist.com and http://propertynut.com as well. The more exposure the better. A zillow or trulia.com listing wouldn't hurt either....
