Does anyone have any ideas for any creative marketing strategies--maybe something that they've tried that was successful etc. We've been selling FSBO for just about a year now, and I've tried just about everything to attract buyers: I'm on two paid FSBO sites, about a dozen free websites, I've got flyers up all around town, sent out virtual flyers, have a lawn sign and directional signs at busy intersections, have had open houses, and talk up my house to anyone and everyone. I've also tried classified ads. The only thing I haven't tried yet is listing on the MLS. Any suggestions would be welcomed--thanks! Linda

Hi Linda,
Cant help you with any ideas, I'm out looking for ideas myself. You say you are posted on a dozen free listing webs. Would you mind telling me some of those websites? I am currently only listed on owners.com and craigslist.

Hi Terri,

No problem--hope they help. I've had a bunch of hits off them. Be careful--some of them can bring you some weird people from overseas who may try to scam you (try to get you to wire money etc.), but I'm sure you're smart enough to recognize a legitimate offer when you see one. I haven't had a buyer come from any yet, but they're worth a try. Good luck!

I, too, am fsbo. Six weeks. I put my home in Annapolis on MLS for $259.00 on ....agents have brought in about three prospects. I am trying to figure out how to inexpensively get New York and Massachusetts people know what a bargain they could get in this beautiful town.

I don't know how effective this will be yet but I am e-mailing realtors in my area and offering to pay them a 3% comission if they bring me a qualified buyer to close the deal on my house. I am still saving on the listing realtor's commission and may get someoene to buy my house

I've actually done the same thing, but by virtual flyer. If you go to www.vflyer.com, you can create your own virtual flyer of your home with photos, description etc. that you can e-mail to whomever you like. They also automatically post it for you on sites like Google, Trulia and others. It's all for free too. I'm not sure how effective it is, but there's a spot where you can track how many hits you get and from where the hits are coming from (Google, etc.), so it's pretty neat. Good luck!

Another thing that you could possibly do is to put a video of the property up on the internet and if you have an email list, or acces to one, you can send it to a bunch of people from out of town who otherwise would have an issue getting there. There is a new site out of VA called Rexnet that will come to the location and film you showing the property and then link it to their site. You can even put a bio of yourself and the property will become linked to your bio. I'm just starting to use it myself because I sell property in several rural northern VA areas which are often hard for buyers to come out to. Anyways, It's certainly worth a peek. I would have to disagree. My home is located in Southern Indiana and we are selling to downsize. The house was put on the market and listed with 2 realtors with no success for over a year. One was local and the other was national. Even with flyers, digital virtual tours, mls listing, and more. We were unable to sell. The comps when I began last year in August were 150k, I am to the point, that I ended the last agent contract, so that I could drop my house to rock bottom. I now have the lowest price with almost the largest sqr. ft. I have contacted a local bank with assistance if I bring a perspective buyer, they have given me signage. I am waiting to list on the flat fee mls, since there are several homes listed with agents and we do have quite a bit of traffic. I don't think listing with a realtor is always the best, no matter what statistic is used. I am open to other suggestions as far as marketing, but basic business says price sells.

The internet is not enough for marketing your property and it will cost you so much overtime. Make sure to record all the expenses  you have spent and add it up. If it cost almost with the fee to pay for a Realtor then I suggest you save your time and money and let the professional to lift the burden of your shoulder.

If you have good networking with other people in community, I think word of mouth will help to advertise your home too. I hope this will help you LInda. Good luck.
