| We recently put 4sbo signs for our house in Houston. As we live in a gated community, exposure is vitually nil. Every third weekend gates are opened and realtors can come in. This will be our first 3rd weekend. We've done flyers and recently agreed to work with any buyers' realtors (3%). We are toying with the idea of offering some of the furniture/wall tapestry/HD-TV & surround system as an incentive once we get someone in. The problem most likely will be exposure. We have also been thinking of listing in MLS. One firm quoted us $1500 for listing. I believe the fee here (www.owners.com) is $377 but only includes one photo and other limitations. MLS with definitely get you more exposure. Not sure, but can 4sbo have a realtors' open house and invite local realtors, have door prise worth say $100, explain 3% commission, offer cookies and punch?? Just ideas.

| Linda, I'm in the same boat. I listed FSBO for 7 months, then called a realtor who put me in the MLS. Funny, but we've actually had FEWER showings with a realtor than we did when our house was FSBO. Of those showings ALL of them were from other real estate agents - not one from the listing agent! We're now in month #5 of our 6-month contract, and haven't had a single showing in about 8 weeks! We can't wait for our realtor contract to end so we can pull the house off the market for a month or so, then re-list FSBO. You can get a free MLS listing at www.iggyshouse.com. Are you offering a co-op to buyers' agents? That may generate some traffic for you.

| I paid $499 for my house to be on the MLS. Of course I got listings on our local MLS, Realtor.com and a bunch of others that I don't care about. I also get to download all the paperwork needed to close the sale. So far I 've had no interest from this method of advertising. I think the market is so saturated, that it's going to be a long time before I sell.

| Hi Linda and others. I am just reading this and I hope you sold by now. If not, just answering your question without knowing much important info need to pin point your problem, it take money to sell your home, your money or a Realtors money but the money must be spent (not talking about a few hundred but thousands)There is always a % (low %) of homes that sell without much money. The right house, price, neigborhood, time of year and market. They sell with just some free sites and news paper ads. But, it sounds like your house is not one of those low % homes. So, either you get with someone that is a expert at selling and put a marketing plan together and then start spending the money or you need the right Realtor. There is no inbetween. If you don't do one of these choices your home will be on the market for years. sorry If I was in your market I would charge you $1,000. for a marketing plan that would sell it in 30 to 60 days or your money back. good luck

This is not always true. In my small town of 27000 people, My house has been on the market for 20 months and I have been through 4 real estate agents and none of them sold my house. Two of those real estate agents did nothing to market my house, so it just hung on the MLS. This last real estate agent had only 1 showing on my house in 5 months with no offers and no buyers. The realtors in my small town are deadbeats. From now on, I go FSBO.
The price on my house is current with the surrounding market values. I even updated with new features. The realtors in my small town seem to have their own little cliche. It's going to take a realtor outside of my small town to sell my house.
I have had it with realtors doing nothing to sell my house, so for now on I go FSBO.

| I googled the 10 largest employers in my area then called the company and requested the relocation coordinator. Sometimes I was directed to a voicemail and sometimes I didn't get anywhere. If I received a name, I forwarded them my flyers with a hand written note volunteering my assistance to employees relocating to the area. They went out last week, we'll see what happends. Good luck!
