Hello,  When I read your ad the first thing that I noticed was the word Negotiable in the first line. That immediately told me that you are a desparate seller. However, you used some words that I would want to read such as beutiful etc...These are positive words. Then towards the end of your ad you state this is a must see another statement that tells of your desperation. When I see ads like this I have a tendancy to think that there is something wrong with the house. The negative words stayed with me.

To change your ad I would maybe  say something like BEAUTIFUL HOME IN ..... Then in the description  add all the special things about your home. Does it have a fabulous kitchen how about a master bedroom or bath. Or maybe it has been professionally landscaped. Does it have any water features etc.....Then end your ad with something like all of this for the $$$. Put the price at the end of your ad so people can read all the great things before getting to the price. Hope this helps. EBW

WOW, less than 50 bucks per foot for a home built in 1999? I am confused.
