I had gotten several comps from different realtors in the area, for homes sold in my area, with same sq.ft, and listing price.
Then when I was ready to list, I sought an appraiser to get a more accurate figure for what my house was worth.
I was very disappointed witht he price she gave me which was about $60K below what all the realtors gave me as a comp figure.
I asked the appraiser why she was so low, and she gave me a bunch of info that was totally incomprehensible, ie. using different appraisal methods, etc. which mostly made no sense. I told her I had gotten much higher figures on the comps done for me by local raltors, and she just kept saying this is what is appraisses for by my figures.
Needless to say I felt like I just threw away $350.00.
I think now I would have just used the comps given to me from the local recent sales, they
seem more realistic.

There are two things you can do.
1. Find a realtor and ask for a consultation appointment. Ask the agent to provide a CMA and agree to pay the realtor a consultation fee for the appointment. You are not obligated to hire that agent because it is a consultation appointment.
2. Got to your local Court house and look up property sells in your neighborhood. Find 3 of nearly the same size and age properties that most recently sold. Average the 3 prices and you will get a good estimate of what your home could sell for. Make sure to add $ for any improvements or extras your home has.(landscaping, pool, bonus room.)
