We have listed FSBO 7 times so far. The first was a condo. It was a little better than the competition, staged beautifully, priced high in a flat market and sold in 3 months to a buyer with a realtor. We advertised & paid the buyer's agent 3%. We listed flat fee.

2nd sale was about the same. Listed FSBO 2 months, staged beautifully, sold to buyer with agent, paid 3%.  We advertised & paid the buyer's agent 3%. We listed flat fee.

3rd sale was the best! Listed FSBO 1 month (October 2006), advertised that we would pay 3% comp. We had a very high price on the home. It was heavily loaded with finishes far better that what what typical in the neighborhood. We sold it direct to the buyer, who was a successful entrepreneur who does not like to work with realtors due to prior experiences. Closed the entire deal in two weeks cash with no realtors on either side.  BUYER paid all closing costs. We gave a good discount to the buyer. The closing process went very smoothly and friendly.  We listed flat fee.

3rd in process (April-Sept 2007): FSBO , only 1% commissions offered to realtors (because we do not want them in this transaction, no offense) 6 months no sale yet, but very strong interest after price drop from several repeat buyers. One person has made her 7th trip.  The trouble is, all 4 of our "regular, repeat lookers" are trying to sell their homes and know we will not accept contingencies.  None of them know there are others interested. We also don't ever call or bother them. One of them or someone else will come to us with a real offer when they are able to buy. Patience is key! We listed FREE MLS! on this transaction.

4th, 5th & 6th. We have 3 home sites listed flat fee $250- MLS with a commission of 3% offered. It is a gated community, so we need a buyer's realtor more than the previous we have sold. We will hold these on the market indefinitely FSBO or at least for the next 2 years. One is priced right. The other 2 high. We understand it's a buyer's market that may last a long time, so we have plenty of patience with these transactions.
