| I found a lender who takes there cut from the bank/lender, takes out a flat fee ($1000) in this case and puts the rest towards my closing costs. This can save you $2,000 to $7,000 or more depending on the value of your home. It was At-Home Discount Mortgage in Salt Lake who did this for me and I do not work for them, just wanted to pass on a tip and give a fair mortgage company more business. If you know of other, please Reply to this post.  Of course, for refinancing, it sometimes pays to do a No-Cost Refinance (where the lender pays ALL the fees), but since this means an increase in the interest rate; I only do it when I am planning on moving or refinancing again in the next 4 to 5 years. I refinance one home 5 times at no-cost and saved thousands. For refinancing, Security Home Mortgage has always done the work with only one trip into their office, so the cost in my time is small too.
