our house was on the market for nine months with an agent. we decided to sel it alone if possible. would it be worth our time to print up some flyers and mail to local agents ? we have it so we will supply an agent that brings a buyer by 2%  or do you think the agents will already know about the house and its a waste of time?

One thing to keep in mind is that when an agent is working with buyers, most agents will sit down in the office with their clients.  During that time the agent if the buyer is a first time home buyer, will do some prep work and whether or not they are a first time home buyer they are going to get the specifics of what a buyer is wanting.  In the current market the average agent is probably not going to go beyond finding properties on the MLS that meet the buyer's criteria.  Here is the thing to keep in mind.  It may not be what most realtors want you to hear, but it is the reality of the business.  A realtor will most likely not show more than 5 houses in a day.  In most cases there will be 50 to a hundred homes that fit the criteria of what their buyer has stated that they are looking for.  Guess which 5 will get shown, given all other factors, ie, price and condition are equal?  If you picked the 5 with the highest commission to the buyers broker, you more often than not will have guessed right. You can advertise that you are going to pay out a 2% commission to realtors, and you will find that to be as successful as if a realtor put it on the MLS that way.  The exception is when the property is substantially discounted, which happens on occassion.

I've had my home FSBO since September.  I sent flyers to about 2 dozen realtors in my area.  One called about a week later.  I had contacted her about a year earlier to ask about comps, so she was not real happy that I was selling myself.  I told her at the time I was going to sell it myself, but .......

I don't believe Real Estate agents are interested in FSBO.  They want to sell the homes THEY have listed.  There are so many out there, they are starving for sales ... I don't see them coming to a FSBO if they can show homes they have listed.  I also don't think they understand that they will receive their 3% commission if they sell my house.  I did send a cover letter stating that, but it hasn't helped. 

I really think the market is so bad right now that it will be a miracle if I sell my house within a year (or more).  I have time ... I don't HAVE to sell ... I just WANT to!  It's a frustrating situation to be in.

Hi Melanie,

I'm an agent (don't be scared ;-) I wouldn't waste time or money printing fliers for agents. Most agents won't bring a buyer to an unlisted house (there are too many listed ones available to us). Some will actually badmouth an unlisted property to a buyer (I've seen this done). You don't have to pay 6 or 7 percent to an agent, there are many discount agents, including myself who will take a listing for 2, 3, 4 or 5 percent depending on the property. Another secret, many agents won't show properties listed by non-full service realtors. If your home is in Cleveland, and the company who sold you the mls listing is in Columbus, well, don't count on much help from local realtors.

Try listing with MLS. There are some that will list it for free! I did and My house is on MSN listings. It is a big help with getting the word out.

Sounds like we are in the same boat. Don't have to sell and agents only want a listing not a property that will give them 3% just for bringing someone qualified. You would think that $3000. would help them pay off some of their bills too!

Hi,
I placed my house FSBO about 3 months ago, showed it about 4 times in the first 5 weeks and then everything just stopped. So I paid the flat fee through Owners.com and listed it on the mls. The problem was that they couldn't list it with my local mls, but through another city in my state. This means it's on Realtor.com and the other big ones but doesn't come up if a realtor here pulls up the local mls. over 900 people viewed it on Realtor.com the first month but not a single person has come to see it from that site. So, recently I started sending out emails to local realtors to let them know about the house and that I'm offering 3% commission. I think it depends on the realtor. I have had 2 come to preview it if they come across a potential buyer, alot of others just ignored my email, and one wrote back that she would keep it in mind but didn't want to come see it. It is hard to get the realtors to know about it this way but I have a year to sell it so I'm trying my best before I break down and list it. Anyway, I figure every realtor that has seen it will remember it and maybe show it so I think it's worth your time to contact them, just don't expect alot of response. I also don't think they share their info too much with each other so I think having one from a company see it doesn't mean they will tell their collegues about it. Anyone know if that is true?
I'll take any other tips y'all have to share,
