This is my first posting and first question.  We had our house listed with an agent and fell for the overpriced amount we were told we could get.  Needless to say we had no one even show an interest.  We now have it FSBO and had it listed at 119,000.00 and just dropped that to 100,000.00.  I know the market is real bad right now but I am getting so flustrated.  Any words of advise or encouragement or would be greatly appreciated.  We are only 90 minutes from the beaches around Fort Walton and less then 3 miles to a nice lake and fishing.

Both Fsbo and agents need to be patient. At present, the market is flooded with homes and little buyers. In our area people are  buying only homes priced cheaped.  In addition to that, in our county homes that are selling are priced 14 to 24% over the tax assessment amount.  I heard on the news this will continue through the end of 2007 and the first quarter of 2008.

Read all you can about the current market.  Maybe that will explain why you haven't had any luck.  I've had a FSBO home for sale since May 1, 07.  I had lots of calls in the spring, but since the calls have lessened.  I've showed my home about 5 times.  I feel most people are trying to save the down payment and lessen their debt to qualify for home loans.

Other than that think about marketing tools ie: flyers, ads etc..

Hello,

Well from a realtor perspective, there are always up and downs but you can't just blame the market because homes keep selling in all markets. The key is it still has to priced right and marketed right.

A mediocre realtor and a fsbo have the same thing in common, they are competing for the same buyers. Their pricing and marketing are in a pool of competitors and not everybody gets a piece of the pie.

Many times the first person to feel the tough markets are the FSBO's because they have a smaller marketing plan, then the not so good agents and the most insulated arethe the best realtors.

Finnaly the home condition plays a larger role when the market is tight. You have to do the painting and stage the home right to get it sold. Noboy in a tight market is going to pay for a mediocre home. I hope this helps.

I feel for you but you have a problem other than the norm and need a expert to point it out to you. This doesn't mean you need a Realtor. I don't know your market but you have had a Realtor and you tried FSBO, so, since I don't have the two to three day's it would take talking with you to tell you what the problem is, I feel you should pay a independed licensed appriaser to appraise your home. Don't think about this or ask friends or family about this just go and do it now. By doing this you will get the real value of your home. Also tell the appraiser you have been trying to sell with no luck.

If you are going to still sell FSBO please read some books on negotiating. This is where most sales are blown with FSBO's. Your house and ads (on-line and/or local newspapers) has done their part, getting people to call and see your home but did you do your part in knowing how to handle the buyers? I would like to go on for about 10 pages long on this but I wish you luck and I am sure with these two Ideas you will do better.

Do you have a floor plan in your home listing?  Tons of pictures?  We are currently looking to purchase a house, so when I go to look at home listings, I want pictures galore and a floor plan so I can attempt to envision my furniture in certain rooms, accessability when carrying in groceries, laundry room accessability, etc.
