I have a beach house that I am selling. Most all of my activity comes from open house signs and local beach paper classifieds. Here is my problem. People walk thru, some stop and talk, others are very interested, one even left a $1000  deposit, but no contract. How do I get them to sign on?

The deposit is for letting them have first refusal if someone else signs a contract. It is refundable. We were talking about a time frame of a weekend.They would let us know by Monday about a contract. Now it's  Monday and I realize we didn't discuss what happens if nothing happens on Monday.

I need to know how to move prospective buyers to become contract signers. I don't really like the "what will it take for you to buy this house approach". Any other suggestions?  Ofcourse this is a FSBO.

I suggest creating a guest book for your open houses. Ask all buyers to leave their name and number for reference. This way you can go back and follow up with everyone that was attracted by your property. Calling customers and asking for feedback will give you a better idea of what they are looking for in a home. This will also give you a chance to negotiate and show the buyer that you are serious about selling your home.

I don't think your buyers are serious or can't afford it. Are you asking perspective buyers the following questions:

Do you have a home contingency?

Are you pre-approved?

How soon would you like to be in this neighborhood?

If we can negotiate the sale price today would you be willing to draw contracts tomorrow?

As a for sale by owner you must play the role of the home owner, and Realtor. It's a big process. You must generate solid leads, get offers, and get to the closing table.
