I'm an FSBO (obviously) and would like to know where I can download a form/agreement for a buyer who wishes to put down money on my house as a deposit or earnest money? I'd like for the buyer to know that if he does not go thru with the closing for whatever reason, his deposit will be forfeited.

I'm looking for a 1 page agreement that I and the buyer can sign. I'd like the agreement to also contain information to the effect that if the offer is accepted, the seller may keep the earnest money and apply it toward the purchase price, and the money will be kept by me, the seller, until closing, and then applied to the buyer's closing costs.

PLEASE HELP! I'VE LOOKED AT THE FORMS FOR SALE ON THE OWNERS.COM WEBSITE AND THERE'S NOTHING ABOUT THIS (VERY SURPRISING!!!)

Hi,

I already tried this link...after entering my state (district of columbia), i viewed the free preview (PDF format). The preview only lists 5 forms. But none of them are about earnest deposit, etc??

In my humble opinion and experience in purchasing property, hire a real estate lawyer to produce the legal forms you need. Better safe than sorry! And the cost will be well worth it. By the way, as you probably know, there is much more knowledge needed from the beginning of a selling agreement through to closing and/or settlement. In this complex market of buying and/or selling property, I wish you lots of luck as a FSBO (For Sale By Owner)!
