My property was listed with a realtor last year and didn't sell. His advice on pricing was that if it's too high nobody will even make an offer. In my case, he said, my property could list for $300-400k. He said while $400k was doable it would just take longer, and $299k was a "slam dunk". Now I admit I'm not a sports fan so that must be why I misunderstood "slam dunk" do be a good thing, a fast thing. I set my price in the middle at $349k. I'm sure there's some sports term for this too but I don't know what it is. He did assure me it would sell, it was only a matter of time. We did have one low ball offer come in but passed on it. This year I'm selling it myself.
Last year I wanted to make money on it. That was my focus. This year I will sell it and that is my new focus. If you focus on making the most you can possibly make on your sale, a profit even, then it might take a very long time to sell and that might be just fine with you. Wait it out. But if you want to sell, if you just want to move on, then set a fair and reasonable price and be willing to negotiate.
Simple as that ... how badly, how fast, do you want to sell. Price accordingly.

| I feel your pain. Im in a little lower priced area (and house) but my house was listed at $169,000 as suggested by the realtor. Six months later, the realtor did not show it ONE time-NOT EVEN ONCE. Granted he had the listing from Sept-Feb, not the best tiume to sell...but not even ONE person wanted to see it?? I now have it listed for $159,000 FSBO. It seems it still may be too high for this market. I hate to keep dropping the price when I feel it is priced right.

Houses do not show better empty. People like to imagine their furniture in the house and that is hard to do with a empty room. Honestly newspaper ads are a waste of time and money and so are open houses. I'm not saying your Realtor is doing everything right but most home buyers have a Realtor and are seeing your home because of the listing system. The days are over when buyers go out on their own attending open houses. I don't know anyone who sold their house due to a newspaper ad or open house. What you can do is sit down and talk to her about your concerns and let her explain herself. If you can't come to an agreement that satisfies you then call and ask for the head broker or broker in charge. The office owns the listing not the Realtor the broker has the option of terminating your listing or assigning you a new agent from their office. Just remember the market is bad and your listing agent can not MAKE someone buy your house. Its all about timing and luck...right for your house at the right time. Good luck!!!
