I think it also depends on the company, as well as the area. I will show anything as long as it makes my clients happy. If I have two properties, one FSBO paying the buyer agent 2% and one paying 3% I am not going to be biased toward the 3% house. If the other suits their needs better, I will take the 1% reduction. My reason for this is simple. Later, when they get ready to sell that house, or talk about their experience with friends or family, I will make that 1% back, plus a lot more. Now, if I have a FSBO paying 2% and a FSBO paying 0%, its a different story. I am not able to show that property. I am not able to get details from that property to make sure its priced right in some cases. I am not able to help my clients like I should. I will take the phone number down and ask the owner if they are willing to pay a commission if I bring them a qualified buyer. If they say no, I will HONESTLY tell my clients to give them a call, and if they need any help, I will be willing to help. Again, my reason for this is simple. I will get leads from them later on. That lost commision will come back. It sucks for a short time, but I am in it for the long haul, and in the end its worth it. People can believe what they way, but I have a letter to prove this. This lady has since sent me 4 leads, 2 were sales. I made good money helping these leads, and would not have made anything otherwise. All agents are in the business to make money. Some of us acually do want to provide a service that is worth that money, and keep good relationships with these people. I have become decent friends with a few of my clients that I first met in my office. I guess I am just a 29 year old that my clients can relate to, but with old school values because I was raised up by grandparents as a child. We are not all bad, and the ones that are do not survive in this business.
