As a FSBO can you really compete in today's Real Estate Market? How many Real Estate Company signs posted within a 1-3 mile radius, if you don't know, or have an estimate, you don't have any idea who is your competition, and what the other homes are selling for.

Selling Real Estate is not easy, all the T.V shows you may have watched in the past where they show Real Estate Agents selling homes, you must realize that they are on T.V for a reason, they know their stuff, and that's a must when it comes to selling a home.

When potential buyers sees fsbo, they think discount,why? they know you're not an agent, and your representing yourself, just like someone on trial without legal counsel representing themselves. Yes, fsbo's CAN compete, if you are willing to earn your sale.  Yes, there is a lot of competition out there, but if your home has a unique desirability, you can sell it.  Have open houses, talk with realtors when they present their offer to list it, declutter, keep clean, and always focus on the thousands of dollars you WON'T be giving to agents for their half hour tour.  When we first put ours on the market, we had a realtor for 4 months, who did not bring a single person over.  Every 2 wks he would say, drop you price again.  Then realtors started asking us why we were selling so cheap.  Now, we have sold our lovely home ourselves, and will buy fsbo.  The only thing you have to be concerned with is the legal documents, which you order here or with fsbo.com, and you close with a reputable Title Company, and they will be sure everything is in order.  Don't worry, and keep your equity!

I think sometimes selling by FSBO is all about price and location.  We put a yard sign up about 6 wks ago and listed on the MLS(flat fee) about 3 wks ago.  We had nice flyers printed with lots of pics included which got people interested.  However, it wasn't until we listed it on the MLS that we really started showing the house.  We had an offer before our 3rd week and are now under contract.

Also, we are in a subdivision which is still being developed.  That brought a lot of people past our home and most realtors who showed our house saw our Century 21 sign and never realized that we were FSBO.  I think that's why we were able to get an offer so quickly.  The flat fee MLS with Century 21 is available through owners.com at a discounted price.  Definitely worth it!!!
