| im new to this whole thing so maybe someone can clarify somethings for me. Here is my situation right now. I drove by a house and for whatever reason noticed the for sale by owner sign. I wasnt looking for a home but this one was looking for me i guess lol. My husband and i looked at it about 3 weeks ago. We both LOVED it. There are a few small things that im not in love with but no house it perfect right? Anyway, we have been waiting for over a week to even see if our bank will approve us for a loan. Its taking so long im kind of losing hope on the loan. I want to look at the home again and take some measurements and what not but i dont want to get the owner all excited thinking we are buying it if we dont get approved....on the other hand if we do get approved i need to get my house up for sale because i hear it will take me at least 6 months for me to sell mine. So how does that all work...if i am approved but i need to sell my home before i can close on that one do they accept an offer knowing i have to sell first and if so is there a time frame or are thy open to accept any other offers while im trying to sell? And if so do they have to let me know if they accept another offer so that im not left selling my house just to find out the other one has been sold and im out on the street. Also i know these people are pretty motivated to sell...they have 2 homes and they are both for sale right now because they weren't able to sell the one....how much do you offer? I know that i cant afford what they are asking and i really feel bad for them. They seem like good people that put a lot of love into the home, but is any offer better then no offer or will they be offended if i offer too little?.....any help would be great, thanks!
