We negotiated for the home over the phone. Everything was done long distance because we were in UT, the buyers in CA and the home in AZ. She called with an offer and we negotiated and then we received an official offer for the home via email. My husband happened to be in CA on business the next week, where he met with the buyers, signed a contract and accepted the earnest money check. The contract and check were then Xeroxed. The buyer received a copy, we kept a copy and we sent a copy to the title company in Arizona.
All paperwork outside of the contract was handled by the title company.
They overnighted all paperwork that needed to be signed to both parties. We each signed the paperwork in front of notaries and overnighted it back to the title company. It worked really well, though it seems it would have been a little easier had we all been in the same state!
There were no agents involved by either party.

We were very happy with the success of our sale!!! We have never sold a home ourselves and don't regret it one bit. It took us only three weeks to have our first offer for the asking price. Two days later, we had a second cash offer. We had over 300 visits though. I've had friends say they wanted to buy the house after reading our info page. We did not even use the photo option.
Our interested buyers came from all over the US, the lady that bought it was from Dallas, Texas, but our first contract was from Pennsylvania. I think that was the greatest part of using OWNERS.COM...it extended our market, not just centering on our neighborhood but the whole country. We definitely let everyone come all the time to see our property. It is a hassle but honestly you have to be flexible if you really want to sell. I figured why not sell it sooner than have the prolonged wait.
I used alot of expressive words to descibe the property. Making people image themselves sitting on your porch or hunting, for example, is fun. They have to be "put" there to want to come across the country to see it. Use your imagination but be honest doing it.
To make our home "sellable" we had it completely painted, inside and out. It was well worth the money and time. I think people want a fresh home to move into. Clean carpets and tile, NO CLUTTER...we boxed everything that wasn't nessessary early and stored it in the garage. It made cleaning a breeze also. And I'd suggest that to anyone since it all has to go eventually anyway....moving was easier too.
I have never regreted the ease that OWNERS. COM gave us in selling our home. We are a very happy customer and tell everyone we know about your company. Thank you again, The Reese family
