[font=Courier New][size=3][/size][/font]Hi...My home has been on the market for over one year. It was built in 2006, it has nice curb appeal, I am including all new appliances, washer, dryer, refrigerator. New homes that are being built are asking $206,000 to $222,000. oTHER OLDER HOMES ARE IN THE MID $160,000'S. I am asking $159,000, below what I paid for it a year and a half ago. I have put over $5,000 into it. I have had 347 views and two inquiries. PLEASE CAN ANYONE GIVE ME SOME ADVISE...I NEED TO SELL THIS HOME.

I'm probably going to sound cliche, but this market is really tough. Buyers would rather spend the money for the newly built homes that are custom made for them than worry about an "older" home. Plus, because of so many foreclosures and short sales, banks and mortgage companies are getting tougher on mortgage applicants.



The other thing working against you is the amount of time your home has been on the market. After a while, buyers start to think something "must be wrong with it" if it has been for sale for so long.



I had my house listed for 7 months by owner, then went with a realtor for another 6 months. Never got a single offer, so I took it off the market for a few months and just recently re-listed it. Selling a house these days just takes a lot of persistance. If you can, perhap try rent-to-own or owner financing options.



Sorry, I wish I could be more helpful, but at least you know you're not alone in this FSBO ordeal.

TRY PUTTING A HOME FOR SALE AD IN A FREE TO CUSTOMER NEWS PAPER. THE NEWSPAPER YOU CHOOSE SHOULD ALSO ADVERTISE THE AD ON THE INTERNET. MAKE SURE YOU LIST IN YOUR ADS THIS WEBSITE WITH YOUR ID LISTING NUMBER. HANG FLYERS WITH PICTURES AND YOUR WEBSITE LISTING OF YOUR HOME FOR SALE ON AS MANY POST BOARDS THAT YOU CAN.

Thank you for your reply. I agree with everything you say. My house is only two years old and is in PERFECT condition. I just keep hoping I will get that one person!! Here is a little humor....if I was loking to buy in my neighborhhod, heck, I would buy it!!!!! Thanks again for your reply.

I don't know the anwer to h ow long it is taking. We have had our house on the market for at least two years and we always get the same response: Your house shows beautifully, the price is right, it is just the "new construction" or it is "the market". All you can do is ride it out. My question is where do you find out how many times your listing has been viewed?

When you first log in from the main page, you are taken to the "Sell My Home" page with your listing info. One of the fields is "Total Unique Visitors," which tells you how many people have viewed your listing.

[size=4][/size]Hi..when you log into your account on "Owners.com", when it brings up your listing it tells you how many visits you have had to your listing...also to the left of the same page you have a mailbox (inbox) so you can see if anyone has left you a message regarding your property. It took me over four months to figure this out!!!!
