We have been trying to sell my home now for about 2 years, we started out with FSBO with not success so we went with not one not two but three different realators each with a different price . We are now back with FSBO added more pictues and reduced the price quite a bit , we have lookers but not no calls or showings , getting very frustrated just want to sell, please can some one give us some advice : our FSBO # is apa5474

Hi! Wish I could offer you some magic trick or solution for selling, but I am in the same boat. We tried FSBO for 7 months, got some showings, went with a realtor for 6 months, got even fewer showings, then took our house off the market for about 6 months.
Now it's back up FSBO, but we haven't had a single call. We got a free MLS listing through iggyshouse.com, but I don't have much confidence in their phone system.
Anyway, the only suggestion I have is to take your house off the market for a while, then start fresh. If your home has been for sale for such a long time, buyers start thinking that there is something wrong with it. And if you come across as too desperate ("motivated seller," "must sell," several price reductions), some buyers might think you're trying to unload a lemon, even if there is nothing at all wrong with your house.
Good luck and hang in there! You might consider a rent-to-own option as well.

try adding a bonus to the person or realtor that sells the home like $1500 or $2000. If you are using a realtor you could even ask them to reduce their commission by 1/2% and use that as a bonus. If the realtor really wants to hep sell the house then 2.5% of something is better than 0% of nothing.
Realtors have not investment one cent in any home, never made a payment, did not do one improvement, never painted 1 room, never made a tax payment, carry no inventory, and if they do not sell a home they did not loose a dime. So, 2.$% of $400K is not bad income for just putting someone in a car and driving them a few miles to see a house,

Hello. I am doing a lot of research in preparation to post fsbo, after having unsuccessfully tried a real estate agent. (He was way off on the pricing and didn't provide me with comparable homes sold until I had a really low offer!)
I did take a look at your listing. I am not an expert, but I would suggest the following many of the tips given on staging your home. HGTV has lots of programs on this topic. A lot of your pictures are dark and show items that people don't really need to see, such as the toiletry items in the masterbath. Format and categorize your description of the property. Just headings and bullets make it easier to read and quickly get at information that is important to the buyer. Get rid of duplicate information between the pictures and the description, such as the picture shows that it is a rambler. I live in Virginia and am trying my best to get to Florida--as soon as I can sell my home. I don't know the area you live in. So I would have to go to a map and other sites on the web just to figure out your location. Are you near areas of wonderful interest? Know to that there are lots of people, like me, who want to relocate but plans are being delayed until we can sell our own homes. GOOD LUCK.

Hopefully by now you have had some success, if not let me give you a tip or two. A realtor giving you a price range of 300 to 400 thousand has not done his homework. That is way to large a range. Homes priced right are selling. Without knowing more about your home I can't say if 350 was the right number or not. Perhaps it was 325 in which case you were 25k too high for the market.

| There are many variables involved in the home selling process in a down market. #1 is price, the home must be priced accordingly to today`s market and not 2005. #2 is marketing ,marketing,marketing which has and always will be a determining factor on how fast your home will sell.
