My husband and I are willing to include a 4k entertainment package with a full price offer. It would include a 3 month old 46-inch LCD TV and Speaker System. We don't want to include it unless it's a full price offer, but we're afraid the buyer will still try to negotiate and want the entertainment package. I swear, Buyers want it all these days!!! Should we advertise it or just wait and see if the future buyer tries to negotiate it?

VABeachFSBO,
You don't have to go through all that if your advertising to the right buyer. Most everyone selling a home today is advertising to the "A" credit buyer who can demand it when the market is flooded with homes.
Your strategy should be to focus on solving the problem for the B, C and D credit buyers. They are getting turned down left and right and need the sellers help to get into the home. I've got multiple buyers for 2 homes I have right now using this technique and haven't had to give anything away or put incentives into the deals. Not sure if the forum will let me give you a link as it might be promoting another site, but you can contact me for more details.

That is a good strategy. You will probably sell you home much quicker.
