We have a beautiful home which was renovated by my architect husband. I know that there are many people who if they just saw it would love it. The problem is I don't know how to get those people in my home to see it. I believe that most people who would like our house would not look in our neighborhood. We don't necessarily live in a bad neighborhood just not in the type of neighborhood that a house like ours would normally be found in. So I guess what I am asking is how do I get people who normally wouldn't look in my neighborhood in to see my house? Any ideas or advice would be greatly appreciated. Thank you.

Hi, found your topic interesting. Sorry to say it reiterates to me that we will do not more to our house, not when market values continue to drop and b/c homes in our neighborhood are not being bought&flipped into higher value/larger/more modern style houses. We as well live in a great neighborhood, top school system&town, most are nicely kept homes in our neighborhood though a few need tlc. However, any updates I have seen in the last 9 years have been nothing more then necessary structural or some nice, but small scale cosmetic changes -nothing extravaggant. we just dropped near 50k into our ranch giving it curb appeal, structural updates thru granite but will stop there(and 'there' has already cost us as we try to sell in a declining market and have largely impacted our next down payment). We will just not get the return or appreciation on any larger scale improvements to our home due to the trend in our neighborhood of 40+ homes.


I've been viewing homes for 2 years, if it's a beautiful/updated home but not in a preferred or similar valued neighborhood, we would never go for it. The value of long term appreciation for our kids college tuitions to retirement are linked directly to getting a home with the best appreciation potential. Sorry to share this though I doubt you're in the dark. Hopefully you are able to price your home at a slight premium over comps in your immediate neighborhood, not what it would go for elsewhere, otherwise, you'll have difficulty getting a buyer even if your home is gorgeous. (but I hope I'm wrong) . I will say, make sure all your advertisements stress the home has been 'custom designed' architectural enhancements,unique touches, gourmet this, viking that.. whatever makes it sound top line... advertise the heck out of it& give a luncheon open house, or cheese&crackers.. bring elegance into your advertisement to draw them hopefully in. maybe your eventual buyer grew up there, has friends in the neighborhood and can appreciate the location & exceptional home.. good luck.

Gee, is a difficult situation.

I think you need to focus on a lower target, I mean, not the people that can live in a house like yours but a better neighborhood, but the ones that WANT a house like that on that neiborghood but can't afford it.

Those are your clients!
