My home is 15 years old and has all the original appliances, carpet and paint. All are still in reasonable condition, but show wear.

My prospective buyer hinted that he would be looking for an allowance for some new appliances.

I am willing to negotiate on this, but how does it work for the contract and closing? Do I just reduce the sales price, or is it "below the line" on the settlement, or a separate transaction, or do we purchase the items before closing?
