I have access to disclosures I've recently received from companies representing seller homes we liked. Can I mirror these disclosures, obviously being careful with any legal terminolgy, and create my own to give potential buyers so they get a more detialed overview of our home? Once under contract their/our attorney's will tweek/adjust/verify the disclosure if deemed necessary. OR under state laws(NJ) does a disclosure document need to be pre-approved by certain governing departments before sellers can distribute?

Bottomline, if I can type one up myself I have no interest in purchasing one on-line but before I do this I want to ensure it's legal.
