I have my home listed on craigslist as well as this site and several others. A local realtor contacted me via email and offered me something I could not refuse. Agents are hurting too! He offered to list my home on 3 local mls and in 2 real estate books for a commission of 4% if shared with another agent or only 3% if he sells it without another agent. Also I am free to list the home and market it myself and if I sell it on my own I owe him NO commission. This was too good to pass up. We will see how it goes! So far he has lived up to what he said he would do.

I sincerely hope you had your attorney review anything you signed with this individual. This is not the way agents work, nor the way contracts are written. He/She is listing you in MLS (not free), in publications (not free), yet asking for no commission if you sell it on your own.

Yes, the market is hard right now, but I don't know any agent that would agree to these terms. Be wary.

i agree, I would be careful if I were you most agents dont work this way! But if i does work for you congrats! keep us posted if you sell your home or if the realtor does

Cecelia, I also have a similar program with FSBO's, and I am a realtor. It is the best of both worlds, because you get our marketing, but if you sell it on your own you owe us nothing. The only difference is we charge 6%, because we are very confident in knowing we can get a home sold. The only thing I would be weary of is the low commission. Strong agents charge 6%-7%. If the agent can not stand up for his/her commission. How well are they going to negotiate the price of your home with a buyer.
