Often it takes a long time to make a FSBO sale. How long did it take you?

Never lowered the price even though the house was listed for ten months.
-- Buyer one was at the four month mark
-- Buyer two at the seventh month mark
-- Buyer three at ten months

Buyer one defaulted and lost his earnest money. Buyer two was in material breach at the moment of closing and buyer three went on to actually buy the place. We were lucky to sell at our price when the market had changed and prices had dropped dramatically.

What I'd do differently if there were to be a next time is to not be impatient. I had a terrible time just waiting.

It took us 7 months to sell our home, which was not too much of an issue for us because we were not in a hurry.

I agree, patience is the key. One also needs to network and feel very happy with the 'product' one is offering. I found that our new entryway and landscaping were really nice touches - I found myself outside often and then able to talk to folks in my neighborhood about the property. That made it easier to phone back to people and tell them - yeah the mums in the front are really looking good or sure, have your friend call us - his kids will love the back yard. Good luck.

It took 4 months to sell my townhouse (June to October in a soft market).

Selling on your own takes PATIENCE!! They should NOT be anxious to reduce price often, not be tempted to JUMP on listing with the many many agents who will call, write, come over!!

We sold our home with Owners.com in about 2 months!

It was the yard sign that brought us a buyer.

I would never use a real estate to sell for me again. Thank you.
