I have listed several FSBO's and it really relates to price/market. Being a FSBO is not necessarily going to bring a guaranteed sale and listing with an agent is not a guarantee. Your situation and timeline are also an issue. If you have 10 months or 2 years to sell then you will probably thrive as a FSBO. Because in the MLS your property would get passed over for newer ones. You kind of get the best of both worlds being a FSBO. You can start on your on see how you like it. If it doesn't go as quick as you want then you can jump ship and hand it over to an agent.

I had two homes listed this year that I brought 5 contracts on each. One of the homes was listed for over 6 months prior to my listing. From May to July I brought all those contracts. But guess what none of the buyers ever got to the closing table. Since they were working with agents, I could not get to them without violating real estate standards. Well had that been a FSBO they may have been able to talk freely with the buyer and get past any issues that maybe I did not know about. At least on two of the deals.

The other home also with many failed contracts was FSBO before I listed and now has gone back to being a FSBO. Over the past 8 months he has never adjusted the price more than $5k. He is also on a busy street. The home appraised for $120 but in the buyers eyes in this market they only want to spend about $110 or less on it.

There is no magic equation on whether you go FSBO or with an agent except PRICE + CONDITION = SALE. The sooner you realize this the better. If you are a FSBO in a BUYERS MARKET, then you should start right from the gate with the upgraded MLS option with whatever FSBO company you utilize. Without a housing shortage, buyers don't have to hunt and look for homes so you don't want yours to fall thru the cracks.

Long story short: It took 4 months to sell my house. The realtor (after two months listing FSBO) really never found anyone to buy my home or ever showed it. Had I not listed it with a realtor I would be $12,000 richer since the person who bought my house saw it on owners.com.

My advice, stick with owners.com.

We put our house on the market in about mid July.

We bought yard signs ( that led us to owners.com), we placed fliers in strategic places, we placed ads in the local papers. Consistently thoughout the entire life of our house being on the market we fielded interest, no less than 3-5 calls a week, with multiple showings. However, we had the misfortune of placing our house in a market that on a national level was the worst in many years.

As a few months went by it was frustrating, but it gave us hope that houses we had looked at that were very nice were still on the market as well, the proverbial "things are tough all over" very much applied. Winter weather was now upon us, a time when the market is tough, or so we were told. Our hope was fading, we had decided to go ahead and refinance our home, and hit it again in the Springtime.

We were about halfway through (signing) our (refinance) papers when we recieved two phone calls from different parties that were interested in seeing our home. Just as the phone calls, the parties viewed the house back to back, as well as making offers on successive days. Both were pre-approved with no contingencies.

Our house was sold!
